A Porch That Matches the Character of the Home
When the owners of this classic brick Tudor in Detroit’s Grayton neighborhood called us, their front porch had seen better days. The concrete was cracked, the steps were crumbling, and the whole entry felt unsafe. But they didn’t want just any porch — they wanted something that honored the original architecture of their 1920s home.
What We Found
The existing concrete porch and steps had deteriorated well past the point of patching. Water had gotten underneath, freeze-thaw cycles had done the rest. The brick knee walls flanking the steps were still solid, but the concrete between them was failing. We needed a full tear-out and rebuild.
The FastFix Approach
We removed the old concrete down to stable base material, re-graded for proper drainage away from the foundation, and poured new steps and a landing that match the proportions of the original design. The brick knee walls were repointed where needed, and the new concrete was finished with a broom texture for safety in Michigan’s wet and icy conditions.
The key to a project like this is getting the details right. The step height, the landing depth, the way the concrete meets the existing brick — it all has to feel like it belongs. Not like a patch job.
Tips for Michigan Homeowners
If your porch concrete is cracking or heaving, don’t wait. Water infiltration only gets worse through Michigan’s freeze-thaw seasons. Here’s what to watch for:
- Cracks wider than 1/4 inch — patching won’t hold long-term
- Steps pulling away from the house — a sign of foundation settling or failed footings
- Pooling water on the landing — means the grade has shifted and water is heading toward your foundation
- Loose or missing mortar in brick walls — repointing now prevents a much bigger repair later
